Description
The land comprises a single parcel of productive arable land extending in total to 25.97 acres (10.51 hectares) or thereabouts. The land is well suited to growing cereals, oilseeds and root crops. There are no services to the land.
Location and Access
The land lies to the east of Carr Lane which adjoins Landing Lane leading to the village of Newport. Newport lies 1 mile to the south east and Gilberdyke 1.5 miles to the south west. The land has road frontage and access onto Carr Lane and Landing Lane.
Basic Farm Payment
The relevant number of Basic Farm Payment entitlements are included in the letting and will be transferred to the new tenant by the outgoing tenant as soon as practically possible following the completion of the tenancy agreement. At the end of the tenancy the entitlements will be transferred back to the landlord, or whoever they nominate. The outgoing tenant has made the claim for the 2021 BPS which will be retained and the ingoing tenant will indemnify the outgoing tenant for any breaches of the cross compliance rules until 31st December 2021.

Method of Letting
The land is to be let by informal tender on a Farm Business Tenancy Agreement for a term of 2 years commencing on the 1st October 2021. Interested parties should submit their tender rent for the land by 12 noon on Wednesday 15th September 2021 on the Tender Form and in a sealed envelope clearly marked "Land at Newport - Tender". Tenders should be based on a fixed rent per annum for the two years. We recommend that tenders are submitted for an odd figure to prevent two identical tenders being received. The Landlord reserves the right not to accept the highest or any tender.
