DESCRIPTION
The land comprises three parcels of productive arable land located in two blocks either side of Provence Farm and situated a short distance to the east of Broomfleet village.
The land is classified as predominantly Grade 3 with a narrow band of Grade 2 on the southern boundary and is generally level being between 3 and 6 metres above sea level. The soils are within the Newchurch 2 soil series and capable of growing high yielding cereal crops as well as potatoes and vining peas. We understand that the land has been underdrained.

LOCATION AND ACCESS
The land is located approximately 1 mile to the east of Broomfleet village with the town of Brough around 6 miles to the east. Access to the land is available from Ings Lane to the south and from Carr Dike Lane to the north from which there is a right of access over the adjoining land which is in third party ownership.

A public footpath runs along the western and northern boundary.
