Description
Three parcels of permanent grassland suitable for grazing and mowing extending in total to 15.14 acres (6.13 hectares) or thereabouts conveniently located to the north west of Welton. The extent of the land is shown edged red on the plan at the front of these particulars. The land is well fenced with a southern aspect, shade provided by surrounding woodland.
Location and Acess
Access to the land is from Kidd Lane that leads east into Welton village. The access is half a mile from the A63 which links the M62 to Hull. Hull is approximately 10 miles east and the M62 is 6 miles North West. Access to field NG No's. 3959 and 5648 is via a track coloured blue on the lettings plan.
Basic Payment Scheme and Agri-Environment Schemes
The 2020 Basic Payment claim has been made by the Licensors and the payment will be retained by them. The Licensee will be required to comply with Cross Compliance during the Licence period.
User
The land is considered suitable for the purposes of grazing cattle or sheep. No horses are permitted on the land. The Licensee will not be permitted to bring livestock on to the land which is not their own.
Terms of the Licence
The land is available immediately and the Licence period will commence on a date to be agreed and end on the 31 October 2020. The Licence fee will be paid on signing of the licence agreement prior to entry. A copy of the Grazing Licence can be inspected upon request.

There is presently no water supply to the land.
